I have recently (July 2011) bought a house and just found out that the municipality does not have a copy of the approved plans. The previous owner also does not have a copy. What are the implications and how do I go about obtaining these plans?

Les's advice follows below:-

The municipality are not obliged by any law to keep plans of your house and if the previous owner does not have a copy, there are only two options available to you. The first is if you know who designed the house or which developer or builder built it, then they will most likely have a copy of the plans. If you have no luck there then your only other option would be to contract a draughtsperson to measure the house and provide you with a plan.

You can get a copy of the Surveyor General Diagram for your property, which you will need for the Site Plan from the Surveyor General's Office. The draughtsperson that you engage will be able to do that for you. I hope that you find this helpful.
